"In a groundbreaking move that promises to transform the affordable housing landscape in Blaenau Gwent, Tai Calon Community Housing, has achieved an extraordinary milestone. We have recently finalised a £105 million long-term debt refinancing partnership with NatWest Group. This landmark agreement concluded on Friday, 28th July 2023, is the start of a new era of growth and progress for Tai Calon and the communities it serves.
Our journey to this significant refinancing milestone was made possible by the invaluable expertise and guidance of our funding advisors, 2Tix Ltd, and the dedicated legal counsel provided by Clarke Wilmott. Their unwavering support played a pivotal role in facilitating this historic achievement.

"Steve Biko Housing Association retained 2Tix Ltd to review its existing funding arrangements and concluded that the final repayment dates on the majority of its funding potentially exposed the Association to both interest rate and refinancing risk. 2Tix Ltd were instructed to approach both the Association’s existing funders and a range of new lenders to identify funding that would improve its funding profile.
The work involved the issue of a funding memorandum and support throughout the process of putting a new loan structure into place. After receiving 6 separate offers of funding it was decided that the best solution was to accept an offer to extend the final repayment date of an existing loan to 25 years at a lower margin and on overall improved terms with the ability to fix the interest rate.
We are happy with the final solution. The new long term loan facility has enabled the interest rate on the loan to be fixed and so removed refinancing risk as well as addressing the interest rate risk. "

The Group identified a need for funding to provide additional supported housing through its registered provider subsidiary Chartford Housing Limited secured by properties owned by both Horton Housing Association Limited and Chartford. Via a procurement exercise Clive Eccleston identified several new funding opportunities and helped us move quickly to deliver a tap of the GBSH 2038 bond at an all inclusive interest rate well below 3%. A particularly pleasing aspect of this new loan is its security efficiency with an asset cover of less than 80%. It also wanted to understand how it could go about the process of analysing the risks of such action and how these could best be managed.
