"Steve Biko Housing Association retained 2Tix Ltd to review its existing funding arrangements and concluded that the final repayment dates on the majority of its funding potentially exposed the Association to both interest rate and refinancing risk. 2Tix Ltd were instructed to approach both the Association’s existing funders and a range of new lenders to identify funding that would improve its funding profile.

The work involved the issue of a funding memorandum and support throughout the process of putting a new loan structure into place. After receiving 6 separate offers of funding it was decided that the best solution was to accept an offer to extend the final repayment date of an existing loan to 25 years at a lower margin and on overall improved terms with the ability to fix the interest rate. 

We are happy with the final solution. The new long term loan facility has enabled the interest rate on the loan to be fixed and so removed refinancing risk as well as addressing the interest rate risk. "

"Horton Housing Group provides housing, training and support services across Bradford, Calderdale, Kirklees and North Yorkshire. It also wanted to understand how it could go about the process of analysing the risks of such action and how these could best be managed.
